Thrive AssetMx was built by operators. Founder James Brewer spent more than 22 years in the United States Marine Corps before entering commercial real estate, and he and co-founder Jennifer Brewer built the firm the way they wanted it run: every function that touches an asset — leasing, maintenance, renovation, construction, accounting, asset management — staffed in-house and accountable to the same organization.
Most multifamily sponsors are assemblers. They buy a building, then hire a third-party manager, then bid the renovation to a general contractor, then read a report about how it went.
We took the other path, and it took three years to build. In April 2024 we stood up our own Milwaukee property management company. We put maintenance and renovation technicians on our own payroll. We brought accounting and finance inside. Today a resident work order, a unit turn, a $400,000 capital project, and the asset-level decision about whether to refinance or sell all move through the same building and the same people.
That is slower to build and considerably harder to staff. It is also the reason our renovation timelines and our operating margins look the way they do.
